Many sellers who receive a strong offer on their own property are reluctant to accept it because they have not managed to secure “the right property”. The general belief is that they will in effect become homeless if they agree to sell first although I have never known this to happen!!
The reality is that if you are actively looking for your new home and have been for a while you will know where you want to live and what you want to buy. We don’t have a magic wand but we encourage all our sellers to have a little faith… amazing things can happen when you find a buyer!
·When you have found a buyer you are in control. You are then a ‘hot’ buyer meaning you will be more likely to be notified of properties first and in some cases before they hit the property portals.
·You know exactly how much you have to spend and will be in a strong position to negotiate as you are ready to proceed.
·You may find that once you are committed to selling you will have a very clear focus on exactly which property will suit you best. A little pressure can be a good thing.
In short, we recommend agreeing a sale before trying to tie up your purchase. We are very good at finding our vendors somewhere to buy!
